1Estate Management

Understanding that all developments are different is the cornerstone of our approach. Each development will have a dedicated property manager who will be supported by our finance and administration teams.

Our estate management service will incorporate:

  • Compilation of Work Schedules for Onsite Contractors
  • Regular Site & Compliance Inspections
  • Health & Safety Compliance Management
  • Online Reporting Function for Maintenance
  • Procurement of Hard & Soft Services
  • Energy Brokering
  • Project Management of all onsite works such as alarm specialists, lift maintenance, lighting contractors and grounds maintenance
  • Dealing with any violations of house rules, carpark regulations or refuse guidelines
  • Handling of resident and owner enquires
  • Advising the board on planned and preventative maintenance

As a family run business, we are hands on and involved. You will always have access to a senior member of staff.

2Financial

3General Management

From the moment we take on your development, we will be looking to improve your living experience wherever we can.

From your dedicated property management team, you can expect:

  • Detailed Progress Reports to OMC
  • Regular communication regarding updates, upcoming meetings AGM’s etc.
  • Management of EGM’s and AGM’s
  • Attendance at annual meetings of the Board of Directors, AGM’s and EGM’s
  • Detailed minutes of each meeting outlining the key issues discussed
  • Competitive quotes for Block Insurance each year
  • A detailed Schedule of Works for the coming year

4Informed Owners And Residents

We can be as involved in the running of your development as you wish. Just let us know what you want, and we will provide a bespoke solution to fit your requirements.

If time is too scare a resource within the OMC, our team can also:

  • Prepare and circulate all required information such as meeting notices, audited accounts and minutes
  • Maintain an accurate and up to date Register of Members
  • Issue Membership Certificates
  • Manage CRO filings
  • Prepare Requisitions of Title on point of sale.

5Project Management

We have experience in delivering projects of all scales. Whether it is an LED lighting upgrade, security upgrades, speed safety installations, installation of access systems or refurbishments we can look after it.

From our team you can expect:

  • Independent contractors
  • Transparent payment processes
  • No mark up

For larger projects, we may need to agree on an additional Project Management Fee. However, this will be agreed with the Board prior to commencement. We use independent contractors and do not charge commission.

6Emergency Services

We are on call 24 hours a day for 365 days a year to answer any calls relating to internal or external common areas, such as:

  • Security hazards
  • Fire alarm system faults
  • Water leaks
  • Electrical faults
  • Lift faults
  • Storm damage
  • Vandalism
  • Access system faults

Please note that the cost of work inside the units must be borne by the caller unless the issue was caused by:

  • An electrical failure traced to the common area mains supply
  • Water damage traced to mains or common area supply

7Ancillary Services

Depending on the amount of resources that is required to fulfil the requirements of the OMC, some ancillary services may need to be charged separately.

  • Additional meeting attendance
  • HR services for site employees
  • Attendance at legal proceedings
  • Project management of large capital projects

Letting Fee Information

The asking rent does not include letting fees. Our standard administration fee (which covers general administration and preparation of paperwork) is £xxx (£xxx+VAT). A security deposit, usually equivalent to six weeks rent, is also payable.
